MOHALI (Part A)
CALL UP LETTER FOR ADDITIONAL INSTALMENT
AFNHB MOHALI PROJECT |

1. : Please refer to our earlier letter dated 28 Jan 05.
2. : AFNHB commenced the handing over of flats in Mohali w.e.f 01 Sep 05 as per the handing over schedule promulgated vide letter dated 01 Aug 05. At present, around 205 flats have been handed over to the allottees and 35 families are staying in the complex.
3. : After the call up letter for final instalment was worked out and forwarded to all allottees around end Jan 05, few additional financial impact came into effect due to introduction of VAT in Budget 05 and high increase in cost of material like cement, steel, GI Pipes, electrical wires, grills and railings etc.The implication of VAT was not foreseen & hence not budgeted in the pre-final costing. Also the unexpected price increse in materials was over the budgeted provision especially in steel related items. These unforeseen increases has resulted in an additional impact of Rs. 26,000/- (Rupees Twenty Six Thousand Only) on each `A’ category allottee.
4. : Allottees are fully aware that AFNHB is a “No profit No loss” organization and all costs incurred and/or to be incurred on the project is to be borne by the allottees. Para 9 of the Master Brochure and para 14 of Allotment Letter refers. While all care is taken to work out the cost as realistic as possible but it can be appreciated that new taxes and/or unexpected increase in market prices can not be anticipated. It is pertinent to mention that allottees are enjoying a high market valuation of their Dwelling Units already which will further increase in future which is mainly due to quality and competitive cost. The project has been completed with all planned Common Facilities like Swimming Pool, Community Centre, Shops, Canteen Space, Horticulture. In addition many new facilities /specifications like back up supply to DU’s from DG Set, marble flooring, wooden doors & windows, Black Granite Kitchen Counter, POP+Oil bound distemper etc. were executed at cost of more than Rs.85000/- per allottee but only part share cost of Rs.22000/- was collected from allottees in pre-final costing as balance cost was absorbed through various cost savings achieved in the project.
5. : You are therefore, requested to share the addition financial burden of Rs.26,000/- and forward the amount of Rs.26,000/- (Rupees Twenty Six Thousand Only) through DD drawn in favour of AFNHB or deposit the same at PD Mohali office latest by 15 Feb 06, positively. |
